At what stage do you decide on the actual fittings that will go into your house?

I'm at planning stage at the moment and leaving space for kitchen, bathroom suites etc, but not making any definite decisions yet.
I suppose I'll just have to live with what I settle on now.

I'm interested in the answer to this too! We should know yes/no/maybe so from the county council 27th feb if we get planning or not!

Do you've settled on the design on your house if you've applied for pp?

When I wrote planning, I meant designing stage.

Do you already know what sort of kitchen etc you'll have?

O yes we have a house design but have been told that things can change depending on planning restrictions, and as we build.

We know where the bathrooms and the kitchen are. have a rough idea of layout of kitchen with island and where appliances may go. but still no idea of what they will be or kitchen designs!

You don't need to know the exact design of your kitchen, but a rough idea would - where you'll put your cooker, fridge and sink so that you don't have windows or doors in the wrong place.

Then when you've the blockwork done you can get it designed proper - so that you can tell the electrician where to put the plugs in the first fix..

You can't really decide on the fixtures and fittings of your House until you are in reality standing in the House.

Our House now, Oh had it built before we were a couple but I came in on the end of it and advised the fixtures and fittings accordingly ( Girly opinion).

You can't choose nor do you need to until you see the finished product as sometimes it's completely different when you see it and new ideas will appear.

Definitely source and get inspiration but I wouldn't advise buying until you see the finished or at least nearly finished building.

One thing I would say is have a porch so that all your lovely warm air wont leave if your
answering and get stuck chatting at the front door. I hate that we didn't think of this when
building.

I'm not going to have a porch! O:|
I may be able add some sort of internal door.
It's a good idea so I'll have to think about that.

Unfortunately I'll never have one now, our house is a very unusal shape and it actually wouldn't fit. Have you actually decided on your plans or are they just being drawen up? It's definately something worth thinking about.

Yeah, you're right. The better idea you have of what you want the better you can plan and avoid hiccups later on. Plumbing needs to be sorted early but sockets can be moved later. Just get the right amount on the plans so that they're costed in. Once the blockwork is up you can go in around and picture where beds and what not will be going and place sockets accordingly. Sockets are a big deal... You don't think about them if they're in the right place but if they're not you'll notice and notice it ALL THE TIME. Get extra if you're not sure.

In terms of kitchen planning. Go to a kitchen design place and give them your plans and see how they lay the place out. You may not use them but you can definitely use their ideas :)

I've settled on plans. It's a renovation project so I don't have the same opportunities as a new build. I've had to make a few compromises unfortunately.

I have my own ideas for the kitchen but I think it's best someone who is a bit more practical than me look them over.

hi all,
hoping to get plans drawn up shortly however myself and oh have one area of disagreement. the back of the house would be south facing so id like to have a sunroom on the back of the house.
i like the area of 4 usable living areas in a house. a kitchen and dining area, a sitting room and a sunroom to be used as a living area. his brother looked at our rough sketch of a plan and pointed to sunroom and said 'theres 20,000e you can save on building cost straight away'.
i think he is wrong and that a sunroom would not cost 20,000 when building and my oh now thinks its unnecessary. so, what do you think? how can i maximise the sunny aspect of the house and is a sunroom of any use at all anyway?

Personally, I don't like sunrooms and I think that unless people use them as a dining space, they're usually left unutilised.
As regards to the cost, that will depend on size, window type etc, but it could easily come to €20k.
