advice for selling house??
 so a number of questions1. how do i find the right estate agent? do they value the house free of charge? what type of questions should i b asking them b4 i choose one?? 2. does the government tax any money i might make on the sale? i bought the hse 4 220k and i reckon id break even but i hav about 170k left on the mortgage so technically i wouldnt make a profit, does tax man see it that way? 3. any other advice appreciated cheers [url=http://www.TickerFactory.com/]

Hi Wishingwell, I haven't had to sell a house yet (still living in the one I bought with H2B who is now DH) but I'd say it would be no harm to ask people who have recently sold houses and ask family members how they found the estate agents they used for their house sales/purchases. (I asked people for recomendations regarding estate agents and solicitors.) Re charges for valuations, I imagine that the estate agent who does it will look for money off you at some stage so it might be worth phoning up and asking a few of them how much, whether they expect to get paid for it just after doing the valuation or whether they will add it to their fee at the end (I think their fee used to be 1-3% of the sale price). In this climate they might look for the fee soon after valuation in case some time elapses between then and sale.
As to the tax man, have a look at the Revenue Commissioners' website, http://www.revenue.ie and check on how much you would be obliged to pay in stamp duty as well as capital gains tax. I'm not going to make any suggestions regarding presentation of your house because I imagine you've that already in hand. Best of luck and I hope you get a good price for it. Dogs may have masters. We had an auctioneer come around last summer. She didn't do a proper written valuation but she walked around and said what she thought she'd get for it, just going from the going rate of similar houses in the area at the time and the condition/presentation of our house. We decided not to sell at the time. There was no charge.
Her agency charged 1.5% of the sales price. I think that's about average. Some agencies used to charge more for fancier brochures but so much is done over the web now that that might not be the case any more. There's no harm calling a few in your area and going through the costs with them. Best of luck selling, very tough market out there at the moment. Most people I know have just given up trying to sell and are renting their places out (often at a loss) for the foreseeable future.

we sold 2 years ago and have not just moved into a new house that we have bought having rented for 2 years.
When we sold we were living in the house so were not liable for Capital Gains tax which it sounds like you might be liable for if it is not your principle private residents. As another poster suggested ring the Revenue Commissioners and ask them or check out Askaboutmoney or Boards for more advice. We paid the estate agent a set fee to advertise on Daft and My Home and they put up their bill boards. We changed estate agents half way through selling as the original one we had was no good. Both commissions were the same 1.5% of sale price. Look around the area see what estate agent has the most sale agreed/sold around. Their commission may be higher but they should be able to sell your house quicker for you. one tip for selling have as little as possible in the house so that someone can imagine walking into it and living there straight away. Try and have the place looking tidy and neat for all viewings as it does make a difference when you are looking to buy. Good luck WW [url=http://www.TickerFactory.com/]
