Hi GInger Power,

Here is a piece by Charlie Weston regarding Home Insurance. He advises to reference the Chartered Surveyors website when considering the cost of rebuild.

You have to take in to account the cost of demolition and clearing the site if it did need to be rebuilt don't forget.

Hi

I had the same issue, bank wouldn't allow me in insur my house for anything less than 320k, but there is no way it cost that for us to build it. I rang them & they said if I went & got a rebuild valuation done by a reputable company that they would accept the amount stated on that. So we got someone in, cost us 100e plus vat. And it only reduced the rebuild cost by 10k, so wasn't really worth the time or the money. I only got the valuation done in Feb this year.

Not sure if this is the reply your looking for. But just thought I'd share my experience

Hi, Was also going to direct you on to this website.

http://www.scsi.ie/publications/Downloadreport/hri2011

Most of the insurers accept their recommendations. its based on sq footage and for our house which is a semi d 1044 sq foot we are paying 250. We get a 10% disc because we have our car ins with them aswell.

Edited to say that thats a recent quote for renewal in may.

Hi Gingerpower

I had the same problem re house insurance, the first year I let it go as I had left it too late but the following year I sent an email and referenced a similar case on the RTE website which had confirmation from The Irish Insurance Federation, that home insurance is based on the re-build cost of your property and not the market cost and that I was within my rights to reduce my insurance cover and they agreed I saved over €100 :)

I also asked them to confirm what they would pay out if I claimed (current rebuild value or the value they insisted on). I didn't get a reply in writing but I got a phone call saying of course I could reduce the rebuild cost and this time they weren't insisting on me paying for a revaluation.
